		<title>How Does the Fannie and Freddie Bailout Effect You?</title>

<h3><strong>Don&#8217;t bring Henry Paulson with you to Las Vegas.</strong></h3>
<blockquote><p>Paulson asked Congress for the right to use taxpayer funds to intervene &#8211; but hoped the pledge alone would be sufficient. &#8220;If you have a bazooka in your pocket and people know it, you probably won&#8217;t have to use it,&#8221; he said at a July 15 Senate Banking Committee hearing.</p>
<p>But now Paulson is readying the bazooka, because the markets didn&#8217;t respond as hoped. Shares in the companies bounced back from multiyear lows in recent weeks, but bond markets have not regained confidence in Fannie and Freddie.</p></blockquote>
<p>Investors and bond markets have all <a href="http://money.cnn.com/2008/09/06/news/economy/fannie_freddie_paulson.fortune/?postversion=2008090621">called Paulson&#8217;s bluff</a>. Fannie Mae and Freddie Mac are now going to be under government control in the form of a temporary conservatorship.</p>
<p>The Fannie and Freddie bailout has fired the top executives and left the government &#8220;temporarily&#8221; in charge of operations.  Meanwhile, investors and foreign speculators are assured of these securities because they are now backed by the <strong>American Taxpayer</strong>.</p>
<h3><span style="color: #000000;"><strong>But What Does This Mean for <span style="color: #ff0000;">You</span>?</strong></span></h3>
<p><span style="color: #000000;"><strong> </strong></span></p>
<p><strong>Shareholders and Employees</strong> &#8211; Unfortunately, these are some of the <a href="http://www.nytimes.com/2008/09/08/business/08scorecard.html?_r=1&amp;ref=business&amp;oref=slogin">losers</a> who will suffer because of the bailout.</p>
<p><strong>CEO Daniel Mudd &amp; Richard Syron</strong> &#8211; Well, say goodbye to your jobs, but say hello to your final payday.  Investors are outraged since each of these two will be leaving with $9.3 and $14.1 million respectively per their agreed severance pay retirement contracts.</p>
<p><strong>Current Homeowner</strong> &#8211; If you were thinking of refinancing, this bailout might help you see an improvement in mortgage rates. But don&#8217;t expect tightening guidelines to loosen up. In fact, don&#8217;t be surprised if some banks <a href="http://money.cnn.com/2008/09/07/news/economy/fannie_homeowners/index.htm?cnn=yes">tighten up their standards</a>.</p>
<p><strong>First Time Home Buyers</strong> &#8211; This should keep your prospective search up and running. The bailout essentially attempts to stabilize this housing market and stimulate more activity. You are the hope of this nation &#8211; if there is any hope to stabilize prices and drop the increasing inventory of stagnant homes, it falls the hands of first time home buyers.</p>
<p><strong>Troubled Borrowers </strong>- Looking to modify your loan, this bailout just might keep your hopes alive.  Lenders have already been modifying loans, but this bailout stands to set an example. If the government is willing to step in and prevent the failure of these two giants, it would not be a surprise if more pressure was applied to help troubled homeowners.</p>
<p><strong>American Taxpayer</strong> &#8211; Unfortunately, this bailout is funded by you the American Taxpayer. Fannie and Freddie will continue to operate normally except for one small detail; taxpayers will be responsible for future losses of the entities.</p>
<p>I know a lot of people are going to be upset because they are now responsible for these losses. But if i can bring up one point that is worth mentioning, it would be this:</p>
<p><em>Fannie and Freddie were really the only ones buying loans from banks since pretty much all the other investors are now extinct. If they did fail, it would be impossible for anyone to get a home loan. No one could buy a home, homes would sit on the market, and home prices would sink even lower. Then, equity slides even further, and well you get the point &#8211; chaos. </em></p>
<p>So while news outlets are publicizing the fact that taxpayers are paying for this bailout, the truth is, you would have paid for it either way. It&#8217;s a sad truth and that is why everybody is hoping for a reform of these two massive &#8220;too-big-too-fail&#8221; entities.</p>

			<content:encoded><![CDATA[<p>I mentioned this before in my <a href="http://www.heindrickso.com/your-credit-fico-basics-and-understanding/">Credit FAQs</a> , but I thought I&#8217;d pay special attention to this misconception about your entitled free credit reports. Thanks to heavy advertising, a catchy tune, and a great domain name &#8211; it&#8217;s quite easy to mistake [freecreditreport dot com] as the source for a free credit report. (I refuse to give them a link)</p>
<p>The website is actually owned by a Experian Consumer Direct, a subsidiary of the credit bureau Experian. The site advertises a free credit report, and offers you a 7 day trail for their Triple Advantage monitoring system. Unfortunately, by enrolling in the trial, customers find themselves receiving a monthly bill of about $14.95/month.</p>
<p><span style="text-decoration: underline;"><strong>The Real Deal</strong></span></p>
<p>Instead the website everybody is looking for is <a href="https://www.annualcreditreport.com/cra/index.jsp">www.annualcreditreport.com</a> as they truly give you three free credit reports from each bureau annually.  It&#8217;s unfortunate they didn&#8217;t own the domain [freecreditreport dot com], but if you&#8217;ve had experience in Web technology and domain names, you can see how owning relevant domains is so important.</p>
<p>I wish there would be commercials for these two websites in the form of Mac Vs. PC guy to clear up this issue, but for right now, word of mouth will have to do.  Actually, since receiving so many complaints,  [freecreditreport dot com] has put a disclaimer on their homepage stating the recurring monthly fees of the Triple Advantage Program.</p>
<p>So pass this news to friends and family, email it, and bookmark it &#8211; it sounds strange, but <strong>do not</strong> go to [freecreditreport dot com] for your free credit reports. Go to <a href="https://www.annualcreditreport.com/cra/index.jsp">www.annualcreditreport.com</a></p>
<p>P.S.: A nice way of taking advantage of your annual three free credit reports is to obtain one every four months so you can stay current throughout the year.</p>

I&#8217;ve used sprays, traps, soapy water, and voodoo before but I will never go back to them again.  Awhile back, I realized that you really need to get them at the source &#8211; otherwise they just keep coming back. So traps are certainly the best choice as sprays and deterrents are just temporary.</p>
<p>Well lately, I used this Terro Liquid Bait Ant Trap and it is the BEST.</p>
<p>I&#8217;ve seen a lot of rave reviews about it and seen it on a few forums, well add me to this list. I have already gone through 3 boxes of these traps, and each has managed to attract hundreds of ants leaving a little cemetery of ants left in the traps. They literally go crazy for the first few days, and after awhile &#8211; all gone. I guess they bring back the &#8220;poison&#8221; to their base and it kills off the majority. The ones left in the traps are the real greedy ones I take- the guys who wanted all the good stuff for themselves, and stayed there apparently till the poison took effect.</p>

			<content:encoded><![CDATA[<p>There was first a lot of coverage of the recent housing bill, but I feel like the $7500 is getting some negative press as the fine print becomes more apparent.  CNN just put out an article titled, <a href="http://money.cnn.com/2008/08/15/real_estate/buyers_tax_credit/index.htm?cnn=yes">&#8220;Beware the $7500 &#8216;Tax Credit&#8217;&#8221;</a> as if it was something to be afraid off. Well don&#8217;t be afraid, just be informed.</p>
<p><strong>Bottom Line</strong><br />
To help stimulate the housing economy and hopefully entice home buyers, the recent bill has publicized a tax credit for first time home buyers</p>
<p><strong>Here&#8217;s the Scoop</strong></p>
<ul>
<li>First-Time Home Buyers or buyers who have not owned a home in three years are eligible</li>
<li>Individuals must earn less than $75,000 while couples must earn less than $150,000</li>
<li>Individuals with incomes up to $95,000 and couples with income up to $170,000 are still eligible for <a href="http://www.federalhousingtaxcredit.com/faq.php#8">partial credit</a></li>
<li>A tax credit will be issued for 10% of the sale price <em>up to</em> $7500. Most will receive the $7500 tax credit, but if you purchase a home for less than $75,000 your credit is capped at 10%. (i.e. $55,000 purchase price = $5500 tax credit)</li>
<li>If you owe less taxes than the tax credit, the remainder will be issued as a refund. (If you owe $10,000 in taxes, you will <em>pay </em>$2500. If you owe $4,500 in taxes, you will <em>receive </em>$3,000)</li>
</ul>
<p><strong>How it&#8217;s Repaid</strong></p>
<ul>
<li>Borrowers must start paying back this &#8220;loan&#8221; after two years and the loan must be paid off within 15 years.</li>
<li>If the home is sold, the remaining balance is paid for with the profits from sale. If the sale is at a loss, the remaining balance will be forgiven.</li>
</ul>
<p>So there you have it.  While it isn&#8217;t free money as many had thought it to be, it is still a nice incentive for home buyers today. It is essentially a personal loan with zero percent interest with quite flexible terms.
